We are a community fighting to preserve green space through responsible community development in Garden City, Idaho.

What is this all about?

The community surrounding the River Club (formerly The Plantation) has been notified that 22.5 acres of the 104-acre golf course is going to be rezoned from Residential (R-2) to Special Area Plan (SAP)—in state statute known as a Special Use Permit (SUP). The former owner of the property has sold it to Lincoln National which is one of the world’s largest developers of single-family dwellings. The existing (R-2) permit allows for six single family homes to be built on one acre. The (SAP) rezoning will allow for 700 units to be built on 22.5 acres—six times the density under the (R-2) code allowance. Access to the greenbelt will be through existing cul-de-sacs. The developer is asking to build 4 story structures only 90 feet away from existing homes.

The primary issue that we homeowners should be eager to resist and reform is the abdication responsibility of developer stewardship. Can we make Lincoln National and Garden City both give due respect for residential private property? We are certainly going to try.

A Christmas tradition.

It has been the Plantation Community’s tradition for many years to outline the streets with shimmering light from luminaries. It is a magnificent, magical sight on Christmas Eve.

Preserve our neighborhood.

Our neighborhood today:

  • Very little theft and crime

  • Safe for individuals to walk through the neighborhood

  • Most residents own their homes, take pride in them and adhere to HOA guidelines

  • Quiet, mostly adult community

  • Houses on large lots, governed by HOA

  • Views of mountains, wildlife and a large amount of green space

Considerations regarding proposed high density apartment project:

  • Property values will decrease

  • Less respect for private property

  • More vandalism and trash

  • Proposed four story 620+ units will produce thousands of car trips daily!

  • Renters of proposed apartment units will travel through our subdivision to get to the river and greenbelt

  • Reduction of green space, which impacts our quality of life and wildlife

High density housing does not compliment the existing neighborhood!
