Garden City Council at City Hall

City Council will review a Petition for Reconsideration filed on July 20, 2023, by David Leroy, to request clarification for precision, comprehensiveness, accuracy, understanding, and subsequent enforceability of the written Decision of Approval by the Garden City Council of the Residences at the River Club SAP. The exact language of the written Decision is of great importance and legal significance to our neighborhood, as it will guide, inform, and constrain the Design Review Consultant, future Planning & Zoning Commissions, and future City Councils, in their respective roles, as to subsequent decisions and appeals during the design and buildout stages of the Residences of the River Club. There will be no public testimony at this meeting. Please plan to attend.

River Club Clubhouse

This is a neighborhood meeting, required by Garden City, to discuss a Minor Land Division Application related to the Residences at the River Club. The purpose is to separate the SAP acreage into four parcels for development purposes. Three of the parcels represent the three sub districts of the SAP. The fourth parcel is the River Club Golf Course. Attendance will be taken and recorded. Please plan to attend.

What has been accomplished, but needs more clarity by City Council?

  • 624-foot, 4-story building in phase 3 has been eliminated

  • Fair Oaks Place will be closed off from public access

  • A 35-foot height restriction is imposed on structures in Phase 3 east of the curved red line (see photo below)—density shifted to phases 1 and 2

  • R-2 compatibility for structures in Phase 3

It is vitally important to be aware and stay involved! This is an ongoing project and will take many years to complete. The developers, owners, managers, and their attorney, have all declined to guarantee that there won’t be additional development on the golf course.
